Three reasons why you need an agent when buying a new-construction home.

Why do buyers need an agent when going to see new-construction properties? Many buyers assume they don’t need one, but that couldn’t be further from the truth—it’s like going to court without an attorney. That’s why I’m sharing a few important things agents do for you when viewing new construction. 

The biggest reason you need an agent is that they represent your interests, not the builder’s. For example, they have experience when it comes to reading builder contracts. A lot of builders have their own lingo they write into their contracts that can be hard to read if you aren’t used to it.

The second thing that we can do is protect the future value of your new property. When a seller wants to list a home they bought brand new, they’re often surprised by how little it’s worth on the open market. That’s because the premium price you pay for new construction might not hold up due to a variety of market factors. An agent will be able to tell you which properties can stand the test of time. 

Last, an agent can help you by just knowing your rights. Many times, buyers don’t know what they’re able to do. For example, you can have an inspection done right before you’re getting ready to close on your new home. The builder may tell you that you don’t need to do that because it’s a brand-new home, but the truth is that you should. Often, there’s a minor issue with the home that your builder should fix before closing.
